Noel A. Palma serves as Managing Director at US Hotel Advisors where he is responsible for new business development, as well as originating and sourcing non-recourse permanent, bridge, and construction hotel loans throughout the U.S. Additionally, Mr. Palma provides analytical support as it relates to financial modeling, debt structuring, lodging market studies, and property due diligence review. Mr. Palma has over 20 years experience in various facets of the hospitality industry, starting at a young age working in various operational positions. Noel graduated Magna Cum Laude from Michigan State University's School of Hospitality Business and went on to work for one of the world's foremost authorities on hospitality real estate, HVS International, in San Francisco. As Senior Financial Analyst for Vail Resorts Development Company, Noel created real estate financial models to test the feasibility and to track the progress of Vail Resorts’ most ambitious real estate development projects in its history. These projects totaled more than $1 billion in expenditures and Mr. Palma reported these results directly to Vail Resorts' CFO and CEO. Additionally, Noel's real estate investment memorandums were incorporated into the company's SEC filings. Mr. Palma also worked at HVS Capital Corp where he started as a Senior Financial Analyst, conducting all of the company’s offering memorandums and financial modeling efforts, including broker opinions of value, operating projections, loan sizings, debt structuring, and equity “waterfalls.” He was later promoted to Vice President and was responsible for business development, the origination and placement of debt, financial structuring and transactional advisory. Mr. Palma’s unique blend of experience in hotel operations, market analysis, valuation, and finance allow him to effectively address the full spectrum of issues that may arise in a hospitality real estate transaction.
